Many people figure they can recoup this investment when they resell their home in the future.  Many real estate agents will tell you this is a good investment, and that doing so increases value.  This is, of course, true.  But when do you reach a point where throwing more money at a bathroom remodel no longer increases your home value?  Careful analysis should be made on any project of this kind to save you grief down the road.  Here, we will discuss the cost of a bathroom remodel versus your return on investment, with number figures whenever possible.  We will also look at good advice for anyone considering a bathroom remodel.

First things first.  You must decide whether you wish to simply renovate or want a knock-out-walls, put-in-custom-plumbing type of remodel. A typical bathroom upgrade would mean removing and reinstalling updated fixtures in a typical 5 X 7 foot bathroom. A new vanity would be installed, using pre-manufactured assemblies. New flooring would be installed, and the room would be painted.   The install would use existing plumbing. Walls and ceiling would not be updated. It does not include any removal or replacement of walls. According to Upscale Remodeling Experts, plan to pay around $10,000 for this.

A complete bathroom remodel is of course much more expensive.  It would include the above, plus things such as new lighting and an exhaust fan. The contractor would install new tile flooring and paint.  An exhaust fan would be installed, along with a new vanity light and mirror. Existing plumbing would be utilized.  This will cost you about $15,000 and up.

If you go for a complete makeover, you are talking serious dollars.  Plan on the contractor to do everything as listed above, plus better amenities. They might install a new shower enclosure, or install ceramic tile around the bathtub/shower area.  New plumbing and electrical would be installed to code.  In a plan such as this, the contractor should deal with you on certain items you may want.

Return on investment is hard to figure in a bathroom remodel.  Many real estate agents recommend it, and studies show that bathroom and kitchen upgrades increases the value of the home.  Research shows that your return on investment will be about 86%.  In other words, if you drop $10K on a remodel, you would get back about $8,600.00. It is up to the individual to determine whether this investment is worth it when deciding to sell their home.  There are times, of course, when you have no other choice but to do an upgrade, especially in an older home.  It is best to consider other homes in your area, your asking price when you might decide to sell, and how much you might make on the home.  For the average home owner, this is a tough decision.

The prices we are talking about here do not take into consideration that the contractor might run into problems when doing the remodel.  A bathroom that has not been upgraded in 25 years is certain to have problems with wiring and plumbing.  You run the possibility of finding black mold when redoing plumbing behind walls, or when taking out old carpeting in your bathroom.

Another consideration is who might buy your home.  Research shows that a couple with children wants a bathroom with a tub, while older people with minor disabilities wish to have a shower in their bathroom.  It is of course hard to foresee who might buy your home, but again consider your neighborhood.  Unless you live in the middle of a retirement community, the choice you make on remodel can seriously affect both the price of your resale or a buyer willing to buy your home as is.
